If your home, shed, or garage has a flat roof, there are a few things that you can do to ensure that your flat roofing is structurally sound and guarantee that it will last for many years.

Water Proofing

One of the most damaging elements to your flat roof can be the rain. Because your flat roofing has zero pitch, water is not able to run off of it as well as it would on a very steep roof. As a result, water tends to collect and pool on the top of a flat roof before it will run off, especially in very rainy climates. It is essential that you make sure to cover your flat roof with a water-proof coating material to protect it. Some materials available for this are tar and gravel, or rubber. Tar and gravel has the disadvantage of a tendency to crack in the sun. Rubber flat roofing material is less likely to crack because it is more flexible and durable.

Sun Protection

The heat of the sun could also damage your flat roof, so protect it with a coat of polyurethane foam, which acts like sunscreen and gives the surface SPF protection. Some rubber products might have SPF protection built in.

Snow Build-up

If you live in a snowy climate, you will find that the snow will accumulate on your flat roofing and form a thick layer. If a large amount of snow is allowed to build up, the weight of the snow can add extra strain to the structure of the building. You can solve this problem easily by simply clearing the snow from your roof after a large snowstorm.

Frequent Monitoring of Roof Condition

It is a good idea to check the state of your roof every now and then, and look for any signs of damage. If you catch a crack or a leak right away, it is easier to repair, but if it is left for a long time the damage can spread and become much more difficult and expensive to fix. Every few weeks, get out your ladder and take a quick look at your roof for any problems. Take an extra close look at particular problem areas such as chimneys, ventilation slits, tacks, or skylights. Look closely at the seams between shingles, where leaks often occur.

To maximize the life of your flat roofing, make sure that it is properly protected from the elements and inspect it occasionally to catch damage before it begins to deteriorate the roof surface. With proper care and maintenance, your flat roof can last a long time.
