Planning permission is no longer required to build a conservatory

If you have been wistfully looking at conservatory designs for a few years now, you may not be aware of the fact that conservatories are easier to build now than ever. Until a few years ago planning permission was necessary even for a DIY conservatory, and as any householder knows involving the council in any form of paperwork is akin to doing twenty five rounds with Mohamed Ali.
Today local authorities do not require planning permission for houses in the UK. There are certain of course, when is there not? However overall conservatories do not need planning permission if
You plan that your conservatory design does not cover more than fifty percent of the land that the house now lies on. So for instance if your house occupies 350 square meters then you can build a DIY conservatory as big as 175 square meters.
You do not intend to build the conservatory on the same side of the house that fronts a highway. This rule applies to conservatories on the front back and side, you cannot build one on a side of the house that is parallel to a road. Theoretically that gives you at least three more sides to be able to erect a DIY conservatory.
You cannot build any part of the conservatory higher than the existing highest point on the roof. On a two story house that gives you carte blanche that regulation regarding the height of the conservatory can only be important on a bungalow.
If you are building a conservatory solely on the rear of the house than it can only extend beyond the outer wall by three meters if the house is attached to another. However if you have a detached house then the conservatory can be four meters.
Side conservatories can be built up to four meters high and a width of no more than half the width of the original house width. Unless of course the side fronts a highway and then you cannot build one at all.
The roof height can only be to the first storey if you have more than one story.
The conservatory must be closed in it cannot have any other extraneous extensions such as a conservatory balcony or a conservatory verandah. Simply put your conservatory can only be one structure with no conservatory extensions.
Finally designated land cannot have a rear conservatory of more than one storey. Cladding cannot be used and side conservatories are forbidden. Designated land means areas of natural beauty such as the Norfolk broads, conservation areas, national parks and world heritage sites.
So if you had a mental barrier to obtaining building permission then this barrier has gone. It is possible for you to design your DIY conservatory as long as it adheres to the above guidelines. However if you wanted to be absolutely certain that planning a conservatory was legal or that the specific design was legal it can do no harm to check in your local library regarding local conservatory planning permission guidelines.
