When are Homeowner Loans the best option?

Securing a debt against your home is not always the best solution for your needs, but in some cases the advantages of using homeowner loans can outweigh the disadvantages, should your financial situation be right.

What are homeowner loans?

If you own your own property then you will be entitled to get a homeowner loan. This type of loan is different to personal loans, in that the debt is secured against your home. Because your home provides the security for the loan instead of your salary, your home could be at risk if you can't afford the repayments, so taking out this type of loan is not a decision to be taken lightly.

When is it right to take out a homeowner loan?

Personal loans are calculated using your salary or household income as a basis. This means the amount you can borrow is capped at a maximum which is pre determined by how much you earn. Because a homeowner loan is calculated based upon the value of your home, it is possible to get loans for much larger amounts than you would through a personal loan. For most people the maximum personal loan achievable is in the region of £25,000. With a homeowner loan you could get much higher amounts, depending on the equity and value in your property.

Because a homeowner loan is secured on your home, lenders are not so quick to credit check you, because your house is the security, making these loans very appealing for homeowners with a poor credit history. People who are self employed may also struggle to take out large personal loans as they may not be able to accurately prove long term income, so in this situation homeowner loans can offer a good alternative.

Considerations

If you default on your payments your home could be at risk, so consider how you will be able to make the repayments should you, for instance, lose your job. Consider what you are borrowing the money for, and whether it is worth the risk. If you are borrowing to consolidate other debt make sure you put a plan in place to make sure you don't get into the same situation again.
